Smoke Alarms Are Mandatory in Germany – Now Also in Saxony
Since June 2022, according to the Saxon Building Code, not only new buildings and renovations but also existing buildings must be equipped with smoke alarms. The transition period for retrofitting ends on December 31, 2023.
Protect Your Tenants and Your Property
All residential properties must be equipped with smoke alarms. The smoke alarms must be installed in bedrooms, e.g., master bedrooms, children’s rooms, guest rooms, and in hallways that serve as escape routes.
Smoke Alarms in Commercial Properties
The smoke alarm regulation also applies to accommodation facilities, hospitals, daycare centers, dormitories, and other facilities where people sleep. Generally, there is no smoke alarm requirement for commercial premises, but there is a requirement for fire alarm systems.
Smoke Alarms Save Lives
Smoke alarms are generally designed to warn sleeping persons early of smoke development to enable a quick escape. In commercial rooms and halls, smoke alarms are not legally required as these rooms are not used for sleeping. In commercially used spaces, such as offices, workshops, and practices, it is assumed that an alarm will be triggered early in the event of a fire and a quick escape is possible. Smoke alarms serve to protect people. Therefore, employers should not only comply with legal regulations but prioritize the safety of their employees. Since fires often start unnoticed and are frequently discovered too late, it is recommended to install smoke alarms for employee safety.
What Happens if I Do Not Install Smoke Alarms?
A violation of the building code can lead to criminal proceedings in the event of a fire if persons are harmed by fire and/or smoke.
If no smoke alarms are installed and this increases the damage caused by a fire, the insurance company could refuse part of the payment.
For example, if a tenant complains to the authorities that the property owner has not had smoke alarms installed, fines of up to €50,000 are possible.
Only installed smoke alarms can save lives!
